70 to 299 psf: In Kyburz, the Spread Is the Point

El Dorado County assigns design ground snow load one parcel at a time. In Kyburz those assignments run from 70 to 299 pounds per square foot, with a median of only 84. That is a spread of more than four to one inside a single small community, and it is not noise — it is the canyon.

Kyburz sits in the South Fork American River canyon at 4,074 feet, and its parcels climb the canyon wall from there. Elevation gained over a short horizontal distance shows up directly in the county's assignment, so the 299 psf figure belongs to parcels well up the slope while the median describes homes nearer the floor. Two houses in view of one another can sit in completely different design regimes.

What that means in practice. Any community-wide snow-load figure for Kyburz would be wrong for most addresses in it — too high for the valley-floor homes and far too low for the up-canyon ones. So we do not use one. We pull the county's assignment for your specific parcel before any structural portion of a bathroom project is designed or priced, and the answer genuinely changes the recommendation. On a low-assignment parcel, opening a bathroom wall may be a modest framing exercise. On a high-assignment parcel, the same wall may be carrying load that requires a properly engineered header and a justification the county will want to see.

The same logic applies to ceilings. Skylights, solar tubes and relocated exhaust terminations penetrate a roof assembly whose design basis varies street by street here, so we treat those as structural decisions and confirm the assignment first.

A Canyon Settlement With a Long Road History

Kyburz lies at 4,074 feet in unincorporated El Dorado County, within California Title 24 climate zone 16. It is not a Census-designated place and has no published population figure. US-50 is the only through route, and the highway is a chain-control corridor — Caltrans names Camino, Riverton, Strawberry and Twin Bridges as recurring control points, with Kyburz between them, and chain-control speed is 25 mph.

The settlement dates to 1860, when it was Webster's Sugar Loaf House, a Pony Express remount station. A post office opened in 1861 under the name Slippery Ford; the community was renamed Kyburz in 1911. The buildings that followed were placed where the canyon allowed rather than on a planned grid, which is a large part of why the parcels here vary so much from one another.

Very High Fire Hazard Severity Zone, State Responsibility Area

CAL FIRE classifies Kyburz as a Very High Fire Hazard Severity Zone within the State Responsibility Area. For an interior bathroom the classification usually has a limited reach, because the requirements with the most force concern exterior assemblies rather than wet rooms.

Where it does apply is anywhere the project meets the outside of the building: a relocated exhaust termination, a new skylight, a vent penetration through a soffit, exterior patching around a repositioned window opening. We list those items during design and confirm the applicable requirements with the county before they are built. Fire protection service is provided by El Dorado County Fire Protection District.

Kyburz Mutual Water Company

Water is supplied by Kyburz Mutual Water Company, listed in state drinking-water records as system CA0900300: Community classification, surface water source, 118 service connections. It is an established community system, not an informal arrangement, and the Silver Fork systems further up the canyon are separate operations serving different addresses.

For remodeling, the relevant point is coordination. A service shutoff to reset a valve or replace a supply line is arranged with the mutual, so we confirm which system actually serves your property, agree the water-off window before demolition, and group the plumbing work that requires it so the system comes down once rather than repeatedly.

Two Cohorts, 1961 Median

County assessor records cover 153 parcels within roughly a kilometre. The median year built is 1961, 85 percent predate 1980, and the records show a strong 1960s cohort alongside an earlier 1930s one.

Read against the terrain, that produces four or five genuinely different project types in one small community: a 1960s valley-floor home on a low load assignment, a 1930s building well up the canyon on a high one, and everything between. We scope each from the parcel and the building rather than from a community template, and we plan exploratory demolition into older properties so that what is behind the wall is a finding rather than a change order.

Kyburz is unincorporated. Building permits are issued by the El Dorado County Planning and Building Department, Building Division in Placerville, which covers the entire unincorporated county. Planning figures, not quotes. The final row exists because it is the single largest reason two Kyburz projects with identical drawings can price differently, and it belongs on the table rather than buried in a note.
